When you’re getting ready to move, it’s common to want to lighten the load. Unfortunately, most of your excess belongings, whether they’re waiting to be sold, given away, donated or stored, end up in the garage – with all the other stuff you’ve stuck out there over the years.

It’s like a giant junk drawer and, while your home is on the market, it will be visible to anyone who views the home. It’s unfortunate that with all of the advice out there about staging a home for sale, few of the experts recommend staging the garage.

A few years ago the National Association of Home Builders (NAHB) published a study of homebuyers and what they’re seeking in their new home. More than half of them said they want a garage and 86 percent said that a

Organized Closet - Image Credit:

With spring finally here, it may be time to do some spring cleaning. This could include organizing your closets and making them much easier to deal with. Here are a few steps to take if you want to create an organized closet fast.

Step #1 - Empty the Closet

Before you do anything else, you want to empty your closet. Sort everything into piles including:

This makes it easier to see what you will actually need to organize when it's time to put your closet back together.

Typically, you don't want to bother keeping anything you haven't used in the past year. If the item is in good shape, you can put it in the giveaway or donate pile and let somebody

Since the Kris Lindahl Team has started offering free staging to our marketing arsenal we’ve noticed a trend among homeowners: they tend to assume only the interior of the home requires staging.

The buyers’ agents on the team would be quick to tell these folks that neglecting the home’s exterior is a huge mistake. A recent National Association of Home Builders’ (NAHB’s) Home Buyer Preferences Survey shows that a major hot button for today’s buyers is outdoor amenities. This includes areas in which to entertain during our amazing North Oaks summers.

If you plan on putting your house on the market this year, give some attention to the backyard when you’re trying to determine where best to spend those “sprucing up” funds.

With all the information at our fingertips nowadays, it’s surprising that we hear this question so often. But, apparently, there’s a lot of confusion over just how one determines the market value of a home. Since we believe that an educated client helps the transaction go smoother, we are happy to offer an answer to this question.

Who Determines Market Value?

This is the best place to start any discussion of a home’s worth on the current market. Think of the process as that you would undertake if you were selling your car. How will you determine an asking price for it? Do you just pull a figure out of the air because it’s what you’d like to receive?

In reality, it is worth how much other cars similar to it have sold for recently.  It’s the

Sure, the First-Time Homebuyer tax credit that was so popular a couple of years ago no longer exists, but that doesn’t mean you lack tax savings as a homeowner. Now, we aren’t tax specialists, so speak with your accountant if you have questions about homeowner tax breaks. But here’s a bit of what we know. By the way, most of these were set to expire at the end of 2014 but were extended until the end of 2015 so you can use them when you calculate your 2014 taxes.

PMI Deduction

If you paid less than 20 percent for a down payment on your home the lender tacked on a private mortgage insurance policy. Although the homeowner pays the monthly premium, this insurance only benefits the lender – if you default on the loan.
